Your project is very entertaining, although I am far from Indian markets but I may give you some hints which you may use in your project. I thank you for your sincerity that you do not want to copy ready made projects; however, a ready made one can be a good guide for you to draw out the lines for your project.
In a competitive market, one merchant can not compete and succeed. It requires big investments to cover all business sectors. However, malls are a representation of the collaboration between different merchants from different businesses to offer under one roof different products or services to the consumer. This type of alliance saves the time and effort for a consumer to go around looking for what he/she needs.
The main issue here is how to put that mall in an attractive appearance to the consumer, COOPS may be a good example of those malls however Coops may not have all the products under one roof. Big Chains nowadays are offering similar services to the consumers, and even though; those big chains are collaborating with merchants in the countries where they operate to give the consumer as many choices as they expect.
Bigger malls may include in addition to the FMCG clothing, household, pharmaceuticals, gardening and even car parts.
Most of the malls especially in Arabia are built to save the consumer from the weather heat and accordingly they gather as much as you may expect outlets even restaurants under the same roof.
To make a mall successful, you have to choose the best real estate location to serve as many people as you may expect, also the services inside the mall (Parkings, Toilets, leisure activities) may attract investors (Merchants) to open inside those malls . As many good names as you may gather for a mall as much as your mall project is a successful one.
You have to put in mind that the mall administration should also work on marketing the mall to the public in terms of advertisement, promotions, activities within the mall etc... Merchants who did not invest in similar malls will fight back to have a foot step within...
